How to Prepare Your Listings for the Second Half of Summer
Even though summer is already well underway, there's still plenty of selling season left. In fact, many homeowners are using the slower pace of July to get their homes ready before the busy late summer and fall market.
If you have listings coming up over the next few weeks, or clients planning to hit the market after vacation, now is the perfect time to help them prepare. A little extra attention now can make all the difference when it's time to go live.
One of the things I love most about staging homes in the summer is that the season already gives us so much to work with. Longer days, blooming landscaping, and beautiful natural light all help create an inviting first impression. Our job is simply to highlight those features and help buyers picture themselves at home.
One of the easiest ways to do that is by maximizing natural light. Encourage your sellers to open the blinds, clean the windows, and replace any burned-out light bulbs before photos or showings. Bright, sun-filled rooms instantly feel larger, fresher, and more welcoming.
Just as important is comfort. Buyers are often spending the day driving from showing to showing in the summer heat. Walking into a cool, comfortable home immediately creates a better experience and encourages them to slow down and take it all in. Personally, if it’s hot in the house I’m getting in and out as quick as I can!
Outside, don't overlook curb appeal. A freshly mowed lawn, trimmed shrubs, weed-free flower beds, and a clean front entry go a long way toward creating a great first impression. If the home has a porch, patio, or deck, spend a few minutes making it feel intentional with clean furniture, fresh cushions, or a few simple planters. Buyers aren't just looking at outdoor spaces, they're imagining how they'll use them. For me, I’m like where am I putting the grill? Where are the kids going to run around and play?
Inside, summer is the perfect excuse to lighten things up. Remove heavier throws, edit excess décor, and clear countertops so rooms feel open and airy. If you'd like to add a seasonal touch, keep it simple. A vase of hydrangeas, fresh greenery, or a bowl of lemons adds life without feeling overly styled.
At the end of the day, staging has never been about furniture alone. It's about creating an emotional connection. Buyers aren't just evaluating a house—they're imagining coffee on the porch, evenings on the patio, and gathering with family and friends. The easier it is for them to picture that life, the more memorable your listing becomes.
