5 Tips to stage your bedroom

A bedroom is a sanctuary away from the chaos of life, a place to relax, and somewhere to get a good night’s sleep. It’s also one of the most important rooms buyers consider when deciding to purchase a home.

What are the best and most proven ways to make your primary bedroom, and all other bedrooms in your house appeal to the highest number of buyers? We’ve got five key tips to get your bedrooms to stand out in photos and help buyers experience what it might be like to escape the hustle and bustle of life.

1. Keep wall paint neutral and peaceful.

It’s the first thing you’ll see when you wake up, and the last thing you’ll see before going to sleep. Calm, comfortable, and inviting are key. Most people understand that using neutral paint colors appeals to the highest number of people, so keeping the bedroom a subtle color is a good start. Muted shades, cream colors, tan, beige, deep shades of blue, light shades of blue, and greige colors are good examples. Don’t worry about it looking too boring, you can add pops of color with your bedding, pillows, and wall art.

2. Limit the amount of furniture.

Depending on the size of the room, most bedrooms simply need a bed, two nightstands with lamps, a dresser, and minimal décor. Mirrors can add a sense of space and airiness, but always be careful that your mirror reflects something pleasing to a buyers’ eye (like the bed). Adding simple art above the bed adds a layer of luxury. The colors of the art should complement the colors used elsewhere in room. In the primary room, it’s great to add a subtle hint of romance, too. Candles and fresh-cut flowers are a great way to do this.

3. Focus of the room is the bed.

Plush linens and fluffy pillows. Pillow hint: to make pillows fluffier, buy pillow covers that are one size smaller than your pillow insert. Your pillows will look full and new. Use three to five rows of pillows, if possible. Neatly make the bed with luxurious layers of quilts, pillows, and a contrasting color throw at the bottom of the bed. Think: five star hotel. This is especially important in the primary bedroom, which is a very important room to potential buyers, and also true for all bedrooms. White pillows and sheets, with neutral/white quilts and bedding is best. White is a crisp color that photographs well and projects a feeling of clean.

4. Symmetry is important.

Our minds are more relaxed when we view a room that has balance. Having matching nightstands on either side of the bed with matching lamps is comforting to see. If your budget doesn’t allow for matching nightstands in all rooms,  you can use non-matching ones if they are similar in height. The pillow arrangement should be the same on both sides of the head of bed. Consider whether or not the room feels balanced, too. Does one side of the room look heavier than the other? If so, move furniture around to make it feel more balanced.

5. Declutter like a boss!

Of course you already know that personal items can make a buyer feel like a guest instead of a potential owner of the house. Bedrooms are no exception. Be sure to tuck away all hampers, personal items, and photos. This is always hard when you are still occupying the home while it’s for sale. It’s even harder if you have children who need their toys and books nearby. Let the kids have some fun, too. Spiderman can sit in the desk chair with a coloring book open and a box of crayons. Use toys as props in kids’ room. Use bins to hide necessities in each room and use this time to pare items that aren’t used often You’re going to be packing eventually anyway, so why not start packing all that you can right away. The fewer items a room has in it, the bigger it will look.
