How to Stage a Bathroom That Sells
What’s the one place most people agree they can go to be alone in their home? If you answered the bathroom, you’re correct. Even busy parents can usually get a little “me” time away from everyone in the bathroom.
That’s one reason why bathrooms are one of the top rooms to stage when you’re selling your house. It’s a place where people like to catch their breath, relax in a shower/bath, shut the door, and leave the world behind for a few precious minutes.
Most people are aware that the living room, kitchen, master bedroom and bathrooms are the main attractions for home buyers. As a seller, these are the rooms you’ll want to concentrate on the most. We’ve come up with ten tips to level up your bathrooms and make them feel luxurious and welcoming.
1. Paint it blue. A 2021 Zillow survey reports “participants who viewed a light blue bathroom claimed they’d be willing to pay more: a 1.6% increase in offer price or a nearly $5,000 increase in value on a $290,000 home, on average.” View the entire survey here: https://www.zillowgroup.com/news/paint-colors-that-could-lead-to-higher-offers/
2. Think: Five-star hotel room luxury. Display plenty of plush towels, shine that mirror, make everything sparkling clean, add a spa tray (see below). You can even tie twine around the roll of toilet paper. Be sure to declutter, let in as much natural light as possible, and put away makeup, hair products, etc.
3. Thick, fluffy towels. White is always great. It photographs well, looks clean, and is easy to layer colored (light blue, anyone?) hand towels on top of for a pop of color.
4. Spa tray or table. Convey that feeling of luxury with a spa tray that fits across the tub or a small table/stool next to the tub. Roll a small, fluffy hand towel, a pretty, wrapped soap, a candle, bath bombs, a wine glass, or other bath items, and your bath suddenly becomes more inviting.
5. Apothecary jars. Fill them with Epson salts, bath bombs, or simply fluffy cotton balls. Display them on bath tray, back of toilet, or on shelving.
6. Greenery and flowers on sinks and shelves. Faux orchids are very popular these days. They’re tall enough to make a statement on large sinks and countertops, and subtle enough to tie your bathroom accessories together. Green (faux or real) plants are always inviting and calming.
7. Hand soap. Spend the extra dollar or two on higher-end liquid hand soap. One that complements the color of your sink. For instance, blue would contrast white well whereas if your sink top is a dark color, you may want to try white soap with a pretty label.
8. Keep it simple Open shelves are a great place for small plants and accessories. Less is more.
9. Art on walls. If there is a bare spot on the walls, hang a canvas. Nature is a good theme for a bathroom, so art that features plants, tree, or flowers work well.
10. Clean, clean, clean! Hire a professional cleaner, if you can, to scrub everything until it gleams. Check the caulking around tub, especially. Very important to re-caulk if dirty or loose. Replace shower liner with a crisp, clear one and use a white shower curtain or one that picks up the color theme of your bathroom. Clean. Clean. Clean.
